Results Guarantee
With our results guarantee you don’t pay us until we show results! If we are leasing your property for you, we do all the work upfront, and you don’t pay us until you get a qualified resident.
That means we aggressively market and show your property, screen the residents, handle all of the paperwork, and perform a move-in inspection...all before we get paid anything. If we do not collect rent for any reason, you don’t get charged a management fee until we collect rent.
Leasing Guarantee
Our leasing guarantee states that if a resident does not fulfill at least 9 months of a lease term, we will find you a new resident for free.
- We must have placed the residents. This guarantee does not cover residents we’ve taken over or inherited.
- The guarantee does not cover residents who must break a lease due to military orders, military transfers, or any other legal lease cancellation.
- The guarantee does not cover residents who have abided by the lease terms by paying appropriate lease-breaking fees.
30-Day Rental Guarantee
If we are unable to lease your home in 30 days or less, we will give you ONE month of management free!
- The 30 days starts upon commencement of the property being ready to show.
- The guarantee does not apply in circumstances where the owner asking rent exceeds market recommendations.
Pet Guarantee
We guarantee that all residents applying for your property will be required to use a third-party pet screening company to confirm the risks associated with the pet and to help prevent unlawful use of the emotional support animal laws used to avoid deposits and extra pet rent.
Based on the risk of the screened pet, the amount charged for pet deposits and rent will be commensurate with the base property rent, pet risk, and state law.
